abstract: this paper comparative analysis to the conventional procurement management and strategic purchase management from seven aspects such as the cost, the overall concept, the term of cooperation, the attention level and so on，presents common problems in the real estate development and procurement management. finally the author summed up the implementation strategies of strategic procurement management strategy in real estate development.

一、战略采购和常规采购的区别

战略采购是一种有别于常规采购的方法，它是基于开发商与供应商建立“长期战略合作模式”的采购管理。简单地说，主要区别在于战略采购是以最低总成本建立供给渠道的过程，而常规采购是以最低采购价格获得当前所需资源的简单交易。
